What is the Redevelopment sector and why is Redevelopment on the rise?
Redevelopment is basically altering the already existing infrastructure according to the new needs and trends arising due to the ever-changing market demands. In the manufacturing industry, the technological advancement in machinery, capacity building, and production expansion are some of the biggest reasons for redevelopment. Therefore, the requirement of a Project Management Consultant in Redevelopment cannot be emphasised enough. Some countries have even legalised and made it compulsory for the functioning of a PMC in the redevelopment procedure.
How does a PMC assist in the process of redevelopment?
A competent PMC is a prerequisite for successful and timely carrying out and completion of the redevelopment process, respectively. The diverse roles and responsibilities of a PMC are discussed below:
Preparing a Financial Feasibility Report (FFR) - One of the most crucial responsibilities is to analyse the financial position of the project discussed, taking into consideration the proposed budget and the final report is submitted for further consideration to all the stakeholders.
Preparing the Tender - A Tender is a document designed specifically to avoid any kind of misunderstanding and/or argument on the part of either of the parties during the redevelopment process. It contains information regarding the specifications made to the bidder, the agreement with the developer, the financial and technical specifications and other detailed specifications discussed with the Consultant. The tender bids can be requested for machinery upgradation and installation.
Preparing comparative charts - A comparison regarding the offers made is done through preparation of comparative charts showcasing the different offers and specifications made by all the bidders to get an idea of the best offer for our client. Ranking is then done accordingly.
Finalising the Bidder - Referring to the comparative charts, few of the bidders are shortlisted after negotiating and interviewing them. The shortlisting is done keeping in mind the level of experience and the market reputation the bidder holds. The comparison is based on the best bids at play, the commercial and technical angle kept in mind and then a mutually agreed bidder is selected upon.
Preparing the Agreement - With the help of the Consultant, an agreement is made and signed between the parties to safeguard the redevelopment project and proceed further.
Project Planning and Finalisation - After receiving the Letter of Intent from the company, the selected bidder is given a deadline to complete the work and then we verify the project in terms of planning, carpet area, area calculations, legalisation, machinery specifications, etc.
Vacating and demolition process (if required)- We are present at every step for a timely and easy process of vacating the site, Also, regular checks are carried out during the demolition and the redevelopment.
Quality Control Check - Regular site visits are done 3-4 times a week to supervise the speed and quality of the project being carried out. As PMC we emphasize on the quality so as to avoid unnecessary maintenance expenses in the future. And, instructions are issued to the contractor as per the requirements of the project to ensure durability.
Supervision - As a Project Management consultant in redevelopment we ensure that the project is inspected on a daily basis so that the project is fulfilled in accordance with the approved plan and as per the conditions pre-agreed to by the stakeholders.
